Most roofing assemblies include insulation, and insulation can be very absorbent. So maybe you have a cut on your roof, a seam broke loose, or some flashing around an HVAC unit has sustained 3rd-party damage, and water actually gets into your roofing system. But you don’t know about it because there’s no damage to your ceiling tiles or carpet. Water may be entering you roofing system for weeks, months, or even years and bring with it ever-increasing damage to your roofing materials. By the time water finally finds its way into your building, you may have experienced untold damage, which can be very expensive to address.
So it’s very important to be proactive. Having an annual or biannual inspection program is a great idea so that any areas of concern can be addressed before they turn into an expense concern. It’s just like putting oil in your car. A lot of us could drive 10,000 miles or more on a single oil change without experiencing any outward signs of damage being caused to our engine. But damage is being caused and is reducing the service life of that engine, maybe significantly so.
