When a commercial property’s roof is damaged, it needs to be fixed right away. Because commercial buildings and contemporary homes generally use flat roofs, however, roof repair might be a little bit different. Since it’s not the typical roof type, some variations set it apart from other roof types.
Plasterboard Ceiling
The plasterboard ceiling is the visible interior part, which covers the entire roof. It keeps the decking, insulation and other areas out of sight. It’s also where vents are located to help prevent moisture from building up due to condensation.
Decking
The decking is the skeletal part of the roof. It’s made of wooden beams attached together to give the roof form. In this case, it uses joists that connect to your walls. It also has a timber deck just above. This part is usually made of plywood, which supports your contractor during roof repair and inspections.
Insulation and Vapor Barrier
The insulation and vapor barrier both have an important function. They keep your roof cool and dry and protect your decking from damage caused by heat or moisture.
The insulation, true to its name, absorbs and retains sunlight. This way, the heat won’t affect your roof that easily. Meanwhile, the vapor barrier prevents moisture build-up. Without it, your roof will suffer from frequent leaks.
Waterproof Layer and Covering
Like all good roofs, there is a waterproof sheet or fabric on top of it all. It’s designed to keep leaks caused by rain and snow away from the rest of your roof. If you suffer leaks, this is the first place inspected prior to roof repair. With it is a protective covering that acts just like shingles. It keeps your roof safe from the weather. It can come with coatings, which adds more resistance to the roof.
